Australian data centres: interactive market explorer
Companion to the inashanu Australian data centre market model. Every figure on this
page is recomputed in the browser from the workbook formulas at load. Each one carries four things:
the workbook cell that governs it, the basis on which it is measured, the publisher behind it and
that publisher's as-of date. Select any figure to read all four. Where publishers disagree, each
figure keeps the basis its own publisher measured it on and the page states the distance between
them.

Operating capacity to 2030, with one measurement basis on the axis
Three 2030 anchors grown from the 2025 operating base. Four houses publish a megawatt count of
Australian data centre capacity for 2025 and no two of them count the same megawatts, so this
chart holds one basis at a time and refuses a second.

Move a driver and watch the outputs move
Each control below is a workbook input cell. The outputs recompute from the same formulas the
workbook holds. While every control sits at its published value the outputs equal the cells they
name; move one and the outputs are labelled as a reader's scenario for as long as it differs.
Capacity by metro
Where the megawatts are, and where the announced ones would go
Operating megawatts are commissioned capacity on the national operating IT load series. Pipeline
megawatts are what a developer has announced for a project. Those are two measurements, so they
are drawn on two axes and the crossing between them is stated as a ratio.

Each row is a megawatt figure for the same country in the same year. They are set out as a table
and not as a chart because a shared axis would assert a comparability that no publisher supports.

Revenue
Two revenue measures, one axis at a time
The published series counts hosting and data-processing services revenue on the ANZSIC classes.
The upper bound prices every operating megawatt at retail colocation rates. They measure different
things and the distance between them is the size of what the ANZSIC scope leaves out.

The project universe, filterable and sortable
The bars and the tiles above are summed from these rows at load, so the chart and the table
cannot part company. Two rows disclose no megawatts and contribute nothing to any total.
Basis: megawatts of announced project capacity, on each source's own statement of a project's IT capacity.

Data centre land comparable sales by precinct
Ten transactions from December 2024 to November 2025, against a 2021 benchmark on the same
measure. Powered land is pricing away from general industrial land.

Who owns what
No house publishes an audited share of operational megawatts, so the operating figures here are
triangulations and are flagged as estimates. Conflicting transaction multiples are shown on both
bases with the basis named against each.
